Property Accountant

Essential Duties & Responsibilities

  • Prepares timely, complete, and accurate monthly financial reports, to include calculation and posting of associated accruals, interest amortization, prepaid expenses, bank and other reconciliations, and property budget variance analysis.

  • Responsible for cash management and accurate and timely processing of all payables and other accounting documents and records, including coding of invoices, review of invoice coding by property management teams, and/or entering invoices into the appropriate accounting software. Processes mortgage, real estate tax, sales tax, and other critical payments timely and ensures internal databases are updated and maintained accordingly.

  • Assists with preparation of year end budgets.

  • Reviews and/or pulls daily bank activity and ensures correct application of cash receipts. For properties utilizing automated lockbox solutions, ensure reconciles daily transmissions and resolves any exceptions.

  • Calculates monthly management fees and analyzes accounts receivable balances to ensure proper reserves.

  • Prepares and submits ACH and wire transfers for processing.

  • Calculates and prepares cash requests and owner distributions.

  • Responsible for accurate billing and review of monthly rent-up calculations and other non-revenue charges.

  • Ensures financial terms of tenant leases (base rent, % rent, recoveries, etc.) are billed correctly.

  • Assists property management teams in annual tenant recovery calculations and reconciliations.

  • Prepares audit schedules and assists with audit questions, as necessary.

  • May complete and enter lease abstracts into the appropriate accounting software per department/client guidelines. May enter and manage lease notes and maintain critical dates and tickler files.

  • Maintains files and documentation thoroughly and accurately, in accordance with company policy and accepted accounting practices.

 

Supervisory Responsibilities

No formal supervisory responsibilities. May provide informal assistance such as technical guidance and/or portfolio-specific training to co-workers.

Education & Experience

  • Bachelor's degree (B.A. or B.S.) in Accounting, Finance or related field from a four-year college or university with a minimum of 2 years accounting, finance, or related experience; or equivalent combination of education and experience.

  • Prior experience in real estate accounting and real estate accounting software packages (i.e., Yardi, MRI, etc.) a plus.

 

Certificates and/or Licenses

  • None required.

 

Communication Skills

  • Excellent written, verbal, and interpersonal communication skills. Strong organizational and analytical abilities.

  • Ability to effectively present information in a clear, articulate, and accurate fashion.

 

Financial Knowledge

  • Requires proficient knowledge of Generally Accepted Accounting Principles (GAAP) and Financial Accounting Standards Board (FASB) regulations including strong knowledge of financial terms and principles.

  • Ability to calculate figures such as percentages, discounts, interest, and commissions. 

  • Requires strong analytical and quantitative skills and the ability to conduct independent financial analysis.

 

Other Skills/Abilities

  • Proficient knowledge of computer software and hardware (i.e., Microsoft Office Suite Products).  Advanced skills in Microsoft Excel required.

  • Strong attention to detail and ability to multi-task and meet deadlines while maintaining accuracy in a rapidly changing, fast-paced and high-volume environment.

  • Ability to identify problems and take corrective action in varying and sometimes ambiguous circumstances and with limited information.  

  • Ability to follow directions and provide timely follow-up and follow-through on assigned tasks.
